Crowborough station is only 3.5 miles and Buxted station is 5.2 miles and TunbridgeWells station is 11.2 miles, with journey times from only 1 hour from London Bridge, London Charing Cross, Waterloo East and Cannon St.


London Gatwick airport is about 40 mins and London Heathrow is about 1 hour by car. Times may vary depending on when you travel.


From Tunbridge Wells or Brighton you should take the bus number 29.The bus stop is called 'Crow&Gate'.We are just minutes away.

Ashdown Forest

Poundgate Park is located just across the road from the Ashdown Forest, stunning walks await you, with beautiful views covering over 10 square miles.

Ashdown Forest is one of the largest open access areas in South East England. We’ve lived here more than 2 decades and are still discovering new walks and places to see on the forest.

There are several riding schools close by offering treks over the forest.Unfortunately, cycling is prohibited on the forest but there are plenty of road routes running through the forest and The Forest Way cycling path running from Hartfield to East Grinstead is great for all the family.There are also beatiful spots for a picnic or to watch the sunset.

South Downs

South Downs National Park continues to inspire writers, poets, artists and creatives of all kinds.As one of ‘Britain’s Breathing Spaces’, the South Downs welcomes thousands of visitors every year who hike, cycle, run, picnic and relax amongst the rolling green pastures, ancient woodlands, river valleys and dramatic coastline of the National Park.

We recommend a walk to the Seven Sisters from Seaford which is just a 35 minute drive away with spectacular views of the white cliffs and also the village of Alfriston with its quaint pubs and our favourite book shop. Also home to the stunning Rathfinny Wine Estate.  The Seven Sisters Country Park offers kayaking or paddle boarding.

The world famous Glyndbourne opera house is close by as well the beautiful Arts & Crafts House and Gallery Charleston.For those wanting an adrenaline filled afternoon we recommend Go Ape at the Bedgebury Pinetum, another place where you can cycle on designated cycle paths and they also offer bike hire.

Other historic attractions in the region include a fairy tale moated castle at Bodiam, the turreted Arundel Castle, the blooming gardens of Herstmonceux Castle and Sheffield Park. Take the Bluebell Railway for a trip through some of the most beautiful countryside in the High Weald, observe the animals (and Thomas the Tank Engine) at Drusillas Zoo Park, or partake in some wine tasting events at one of the local vineyards. Alternatively, head to the beach for a day at Brighton or Eastbourne, take a boat trip around the bay or stroll along the pier with an ice cream in hand.

Lewes or Tunbridge Wells

The picturesque spa town of Tunbridge Wells is close by if you fancy wander in the Pantiles, with boutique shops and cafes and occasional weekend markets, the Jazz on the Pantiles is a popular weekly event during the summer months.

The medieval town Lewes is well worth a visit for its boutique shops and cafes and the castle. The cinema is well worth a visit for mainstream, arthouse and independent films.

Brighton or London

Brighton with its vibrant shops and eateries and amusements on Brighton Pier as well as the splendour of the Pavilion makes for a great day out.

London is just a 45 minute train ride from the stations in Crowborough or Buxted with hourly trains or for trains every 30 minutes take the train from Tunbridge Wells.



There are plenty of pubs/restaurants for every budget within a 5 miles radius. One of our favourite pubs is the Hatch Inn ( Established in 1430 ), in Hartfield, a beautiful drive through the forest, it is just 4.5 miles from here but there are plenty of pubs in and around Crowborough.

There is a Waitrose, Morrisons, Tesco and a Lidl in a 3 miles radius .

East Sussex is a chalky county of hills (the South Downs) and seaside (serene Eastbourne and colourful, alternative Brighton). Its most iconic bike ride is off-road: Eastbourne is at the east end of the 100-mile South Downs way, a very scenic mountain biker’s challenge best done over three or even four days.

A family favourite is the Cuckoo Trail, a long-established rail path (part of NCN21 from London to Eastbourne) that runs 11 tranquil, well-surfaced miles from Heathfield to Polegate (though it’s not stunning scenery all the way). This is part of the Avenue Verte, the long-distance route from London to Paris.

Horse Riding is available at several Riding Schools in the area for every level of rider.

The Ashdown Riding Centre is just only 1.5 miles away from here.The Forest is a designated ‘Special Area of Conservation’ and is situated in the middle of The High Weald Area of Outstanding Natural Beauty.  With 6500 acres of unspoilt beautiful heathland crossed with bridle paths, we can offer uninterrupted off-road horse-riding for hours with beautiful scenery all the way.

Terms & Conditions

  1. THE CONTRACT The Contract for a short-term holiday rental will be between Poundgate Park Holiday Cottages (referred to as “Poundgate Park, us, we or our”) and the person making the booking and all members of the holiday party (referred to as “the customer, or your or you”) in the following booking conditions. UK Law will govern the contract. The contract of hire is not effective until we have processed the deposit. The contract will be subject to these booking conditions and must be complied with. The party leader must be at least 18 years of age at the time of booking and prior to arrival. We must be provided with a list containing the names, ages, postcodes and contact details of all guests.
  2. DEPOSIT AND PAYMENT Bookings are CONFIRMED on receipt of the deposit of 50% of the booking cost. The deposit must be paid within 3 days of booking being placed. The balance of the rental will be due for payment Sixty Days (60) prior to the booking commencement date.
    You will receive an automated reminder email 5 days prior to this 60 day deadline. This email will contain a link to enable the payment to be made directly. You will initially receive a confirmation email, that will confirm your dates and outline the deposit that has been paid and any outstanding balances to be paid. If for any reason we have not received payment of the balance by the due date and you are unable to promptly rearrange payment (or we cannot get hold of you to arrange for payment to be made) we will be entitled to treat that as your intention to cancel the booking. If your booking is made less than thirty days (60) days prior to the holiday commencement date then your booking will only be confirmed, and our contract will only come into force once we have received payment in full for the booking in cleared funds. No entry to the property will be allowed without payment, in full, being cleared beforehand.
  3. SECURITY DEPOSIT We normally ask our guests to pay security deposit 1 week before they arrive. With the security deposit payment you should send us all guest names and ages to meet fire regulations.
    If your booking has to be cancelled because Poundgate Park is put under Government Restrictions and has to close and the period of closure covers your booking you will be refunded in full. In the event that your given address is put into Local/Regional lockdown, rendering you unable to travel, and the period of restriction covers your booking you will be refunded in full. If your booking has to be cancelled because Poundgate Park has to close through Force Majeure, meaning any of the following circumstances which may hinder or prevent the performance by us of the Contract, including but not limited to: (a) acts of God, flood, drought, earthquake or other natural disaster; (b) epidemic or pandemic; (c) terrorist attack, civil war, civil commotion or riots, war, threat of or preparation for war, armed conflict, imposition of sanctions, embargo, or breaking off of diplomatic relations; (d) nuclear, chemical or biological contamination or sonic boom; (e) any law or any action taken by a government or public authority, including without limitation imposing a restriction, prohibition, or failing to grant a necessary license or consent; (f) collapse of buildings, fire, explosion or accident; (g) non-performance by our suppliers or contractors; and (i) failure of utility service, and the period of closure covers your booking you will be refunded in full. Customer inability (or the inability of any, some or all of your intended party) or disinclination to travel to and stay at Poundgate Park for any reason. This includes – but is not limited to – illness (including Covid-19), a requirement or recommendation to self-isolate or quarantine, shielding, a call to jury duty, military service, incarceration, change in personal or work circumstances, family emergencies, travel delays, vehicle breakdown, and delays with public transport. These remain at your risk and do not give rise to a right to cancel or to receive a refund unless we re-let the property. If you choose not to take out UK travel insurance, then you accept responsibility for any loss that you may incur due to your cancellation. It is the responsibility of the customer to acquire suitable travel insurance for themselves and their party to cover the booking. Poundgate Park strongly recommends that the customer acquires suitable insurance to cover circumstances beyond the customers control.  There are several options which include cover for Covid related cancellations available from organizations like Trailfinders: or or
  5. PERIOD OF HIRE You should not arrive before 3.00pm on the commencement date and leave by 10.00am on the day of departure. Failure to do so may result in you being charged a further day’s rental. You must not use the property except for the purpose of a holiday during the holiday period, and not for any other purpose or longer period. The agreement to stay in the property for the holiday period, does not create the relationship of Landlord and Tenant between the parties. You shall not be entitled to a new tenancy, or to any assured short hold or assured tenancy or any statutory protection under the Housing Act 1988 or other statutory security of tenure now or at the end of the Holiday Period. You may not sub-let the property. In the event that you are required, in accordance with guidelines imposed by the UK Governments in relation to the disease known as coronavirus disease (Covid-19) and the virus known as severe acute respiratory syndrome coronavirus 2 (SARS-CoV-2)), to self-isolate at the property you will be responsible for the cost of (i) any additional nights out of the holiday period and (ii) rehousing any booked guests that are displaced as a result of the additional nights required by you in an equivalent property.
  6. NUMBER OF PERSONS USING THE PROPERTY / EXTRA GUEST Under no circumstances may more than stated number of persons (as stated on the web site) at the time of the booking occupy the property. We reserve the right to refuse admittance if this condition is not observed. Any persons other than members of your party must not use the facilities at Poundgate Park. We also reserve to right to retain security deposit if additional guest or visitors arrive at the property without prior agreement.No extra adults are allowed without written agreement. We do allow babies in cots in addition to these guest numbers but we will need to know this in advance and agree to the total number. We also need to know in advance all guest names and ages so as to meet fire regulations. We may agree to extra guests and babies but there may be a fee payable. Our biggest challenge is not space, but insurance, our water supply and bio-plant, which can only cater for a finite number.
  7. LIABILITY Poundgate Park, its employees and representatives shall not be liable to you or your party for loss or damage to property howsoever arising. You must take all necessary steps to safeguard yourselves and your property. Nothing in this clause shall exclude or limit any liability that we are unable to limit or exclude by applicable law, such as liability for death or personal injury caused by our negligence.
  8. CARE OF THE PROPERTY You are responsible for the property and are expected to take all reasonable care of its furniture, pictures, fittings and effects, in or on the property. You must leave them in the same state of repair, and in a reasonable clean and tidy condition at the end of the rental period. You must not use the properties for any dangerous, offensive, noxious, noisy, illegal or immoral activities or carry on there any act that may be a nuisance or annoyance to the owner or other neighbouring properties. Smoking is not allowed in the property. You must ensure the property is securely locked when not occupied by you.
  9. DAMAGES & BREAKAGES You are legally bound to reimburse us for replacement, repair or extra cleaning costs on demand. Any damages or breakages will have to be paid for in full on demand within seven (7) days of notification in writing. We recommend that you have appropriate insurance in place to cover this. If you lose a key we will replace it upon you paying for the cutting of a new one.
  10. WIFI, INTERNET AND ELECTRICITY Wi-Fi and electricity is provided for the guest’s reasonable use (this excludes electric car charging). The guest agrees to reasonable and lawful usage of these services. We will not be liable for slow wi-fi connections or for any interruptions to or the failure of these services. Under no circumstances are you to bring electrical appliances to property, other than laptops and phone chargers, without explicit written permission. This includes air conditioning units. Guest appliances have not been PAT tested and could invalidate our insurance. We will levy a charge if we find they have been operating without consent.
  11. EV CHARGERS Domestic charges are not permitted at the property. Most EVs are supplied with a domestic charger, commonly known as a ‘granny charger’ or a ‘trickle charger’. Domestic chargers are not suitable for use in the Property and will create a fire hazard. The use of domestic chargers is strictly forbidden. We retain the right to carry out reasonable inspection, on a without notice basis, to ensure that 'granny chargers' are not in use in the property. You are solely liable for any damage or loss suffered by us as a result of your unauthorised use of domestic chargers.
  12. RIGHT OF ENTRY We shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.
  13. COMPLAINTS Every effort has been made to ensure that you have an enjoyable stay. However, if you have any problem or cause for complaint, it is essential that you contact us immediately to give us the chance to resolve it. We live nearby and will do our best to resolve any problem. We value your custom and want you to return.
  14. DRONES, NIGHT LANTERNS AND FIREWORKS The use of drones is not allowed without our express permission. Fireworks are not allowed without our express written permission. Night lanterns are expressly forbidden as they are a fire hazard and can cause death or injury to local livestock.
  15. CARE OF YOUR PROPERTY Your vehicles and their accessories and contents, and any property and valuables you bring with you are left entirely at your own risk. If you leave any property behind we will use reasonable endeavours to return it to you, although we reserve the right to charge you in advance for any reasonable postal or courier costs. We may dispose of any unclaimed property after six (6) months.
  16. DOGS We are dog friendly property but only permitted with our prior consent and confirmed in writing to you. Where permitted they are to be kept under control. Dogs are not permitted in bedrooms or on furniture and we can not accept responsibility for their safety. Please do not leave dogs in the property unsupervised, as this can result in considerable damage to the property and distress to the dog. Guests are asked to remove all traces of dog occupation before leaving. Dogs must not foul the area. Any damages caused by the dog will be charged for. There is also £30 fee for per dog. Unfortunately we do not accept cats and other pets.
